Bennett Ridge Architectural Review Committee
October 31, 2018 Update
As seems to be the trend up here, pink flamingos represent buildings under construction that have been submitted to ARC. (See ‘ARC map’ update) To date, ARC has reviewed 34 new home requests. There have also been a number of smaller project requests, such as sheds, fencing, pool, paint, etc.
Additionally shown on this map:
- Existing houses
- Lots for sale
- Houses under construction, but not participating in ARC review
In general, the ARC review includes:
- Observance of building locations relative to building setbacks and easements.
- Review of proposed exterior colors.
- We are requesting that solar panel installations utilize dark framing and supports to help mitigate visual concerns.
- In general, white or highly contrasting paint trim does not meet the intent of the Declaration of Restrictions, and we have been requesting that people avoid this.
- ARC does not review on the basis of ‘style’. This is very subjective, and everyone has their own idea of what is attractive. We simply request that the house blends with the environment to the greatest extent possible.
- A graphic of all the submitted houses is available. This represents a wide diversity of housing types and styles. Great!
- In regard to maintaining external harmony with the landscape, we are encouraging people to choose ‘dark sky compliant’ fixtures, which direct the light downwards.
We are attempting to maintain harmony between neighbors, and encouraging people to generally conform to the Declaration of Restrictions. Also, we do respond very quickly to not hold anyone up. So far, the process has been very positive, except for a few particular issues.
If anyone has questions about the ARC process or concerns, please do not hesitate to contact us at arc@bennettridgecommunity.org.
