Architectural Review Committee
Purpose and Duties

The Bennett Ridge Architectural Review Committee (ARC) was created by the developer of Bennett Ridge at the time of its incorporation in 1965. Its charge is detailed in the Bennett Ridge Declaration of Restrictions written to "protect the value, desirability and attractiveness" of the Ridge.
The mission of Architectural Review Committee is to carry out the deed restrictions pertaining to architectural design, construction, and renovation plans. The intent is to assure high standards of “quality of workmanship and materials and harmony of external design with existent structures” – thus preserving the natural beauty of the Ridge and upholding the aesthetic standards set forth in the Declaration of Restrictions.
The ARC's primary role is to work with current and new homeowners who are planning to build, re-roof, repaint, or make other changes to the exterior of their homes or property. The ARC provides guidance on the following:
- Construction plans and specifications for new buildings, additions to the home, service areas for screening vehicles and propane tanks, and outbuildings
- Location of structures and setbacks “with respect to topography and finished grade elevation”
- Exterior paint color(s), including window sashes and garage doors
- Roof materials and color(s)
- Driveway materials and color
- Window replacement
- Fencing, color, style, and location/setbacks
- Septic proposals
- Solar panel installation.
Homeowners and new buyers are required to get written permission from the ARC on their plans prior to implementation. The ARC is currently made up of three members (Ridge homeowners) who collectively have design, marketing, and real estate law backgrounds.
